The site extends to 50 acres, of which around 20 acres was previously developed. This element has the benefit of an implemented (but not built) planning consent for an 850,000 sqft data centre. The majority of the previous buildings on the site were demolished in 2010/11. The site was purchased in the last quarter of 2013.
An appeal for non-determination was lodged to Wycombe District Council for 212 dwellings, which was dismissed following Secretary of State call in. Fresh plans for a reduced scheme are being developed through pre-application discussions and a revised planning application is due to be submitted in late 2018.
